Welcome to Ridgeback RV! We’re thrilled to have you as our guest, and to help ensure everyone enjoys their stay, we’ve outlined our resort policies and local regulations that all guests must abide by during their visit. Our team is always here to help, so if anything comes up during your stay, just give us a shout – we’re happy to assist and make your experience as comfortable as possible!

General Applicability and Conduct

All guests, residents, visitors, and other occupants are required to comply with all rules and regulations posted at the property, as well as all directions of resort management and team. We reserve the right to remove from the resort anyone in violation of these Terms of Service or any rules or regulations posted at the resort. There are no refunds for voluntary departure, eviction, acts of nature, or removal in accordance with these Terms of Service or by law enforcement or court order.

These Terms of Service are subject to change at any time without notice. We kindly ask all guests to comply with resport policies, local ordinances, and posted guidelines. For your convenience and prompt resolution, please notify a team member of any concerns as soon as they arise.

Reservations and Payment

Booking and Deposits

To secure your reservation, full payment is required at the time of booking. A confirmation email is sent immediately after booking. Your reservation guarantees a site, not a specific site number.

Electricity is included in rates under 30 nights. For guests enjoying our 30 night discount rate, a $100 electricity electricity deposit is collected either in advance or upon check-in to cover pass through billing of electrical service. Your deposit is fully applied to your electricity usage, with any remaining balance refunded upon departure.

Long term guests must complete background verification prior to check-in. This screening helps maintain community standards and resident safety. Management reserves the right to deny reservations based on screening results in accordance with applicable fair housing laws.

Reservation changes

If you create an account with your email address, you can log in at any time to cancel your reservation instantly.

For reservation changes, please call our office directly.

We do not refund for early departures.

Cancellation Policy

Stays Less than 30 Nights:

  • 7+ days before arrival: Full refund minus $30 fee
  • Within 7 days of arrival: Forfeit full deposit
  • No-shows: Forfeit full deposit

Stays 30 Nights or Longer:

  • 45+ days before arrival: Full refund minus $30 fee
  • Within 45 days of arrival: Forfeit full deposit
  • After check-in: No refunds

Check-In and Check-Out

Check-In/Out Times

  • Check-in: After 12:00 PM
  • After hours: Your reservation confirmation email contains check-in instructions.
  • Check-out: Before 11:00 AM sharp

Arriving late? No problem! While our secure gate system requires advance reservations, you can book your site right from your vehicle using any smartphone. Within moments of completing your reservation, you’ll receive your confirmation email with your gate access code and a complete self check-in guide. It’s modern convenience designed for today’s RVers.

Long term guests must complete required background verification before check-in.

Any guests that have not shown up 24 hours after their check-in time, and have not made prior arrangements with the resort staff, will be considered a no-show reservation and forfeit their deposit. We do want to be accomodating as possible, so please text, email or call in advance to let us know if you are unable to arrive.

Site Specifications and Occupancy

Vehicle Requirements

All RVs require on-site manager approval. RVs 10+ years old require pre-approval. Only certified RV types are permitted, including Class A, B, and C Motorhomes, 5th wheels, and travel trailers. Clean, damage-free exterior is required. No window AC units or modifications are allowed.

Tents, pop-up campers, and conversion vans are only permitted on designated sites at standard rates. Sites are designed to accommodate one unit at a time. Only one tent may act as a primary camping unit on a site at management’s discretion as site size allows, and must be taken down during the day.

Occupancy Limits

Maximum 6 people per site, with 2 adults and 2 children included in base rate. Additional persons are charged $5 per night each. One RV plus one tow vehicle per site is permitted. All vehicles must fit within your designated site, and parking outside your designated site is not permitted.

Two vehicles, inclusive of one RV, are included with each reservation. Additional vehicles for registered guests are $10 per day, subject to availability.

Amenities and Facilities

Clubhouse Hours and Amenities

Our clubhouse welcomes all guests daily from 7:00 AM to 10:00 PM, providing a comfortable gathering space and essential amenities for your convenience. During these hours, you’ll have full access to:

  • Living Room: Relax and socialize in our inviting common area
  • Restroom and Shower Facilities: Clean, well-maintained facilities for your comfort
  • Laundry Room: Convenient on-site laundry services

All clubhouse amenities, including restrooms, showers, and laundry facilities, are located within the main clubhouse building and available exclusively during operating hours (7:00 AM - 10:00 PM daily).

No private reservations are permitted for common areas. Please take all belongings when leaving facilities and report maintenance needs promptly.

Laundry Guidelines

Please bring your own detergent. Empty pockets and shake out dirt, sand, and hair outside first. Prohibited items include shoes, boots, pet bedding, rubber mats, oversized items, or anything with metal/hardware. No items soiled with oil, gas, paint, or chemicals are permitted. Clean up after yourself and remove dryer lint. You pay for any damage from improper use. Ridgeback RV does not guarantee that amenities will be available at all times, as certain amenities are subject to seasonal closures or maintenance.

Quiet Hours and Conduct

Quiet hours are from 10:00 PM to 7:00 AM daily. Please respect neighbors by maintaining peace. During quiet hours, no loud talking, loud radios, loud televisions, or other loud noises or behavior that may disturb guests is permitted. Excessive noise may result in removal without refund.

Please be considerate of your neighbors’ privacy and space. Do not walk on or pass through the site of another guest. We promote an inclusive and family-friendly atmosphere. Harassment or offensive or intolerant language or actions will not be tolerated. Flags, signs, or other visual symbols that contain vulgarity, or represent politicians or political candidates are not permitted.

Pet Policy

Two pets maximum per site; additional pets require approval. Pets are not allowed inside the clubhouse. 6-foot maximum leash length is required. Pets must be leashed at all times outside your vehicles. Aggressive pets must be removed from the property.

All pets must be up to date on vaccines, and copies of pet vaccine records must be available upon request. Pets should not be left unattended or outdoors overnight. The resort is not responsible for pets left in your RV. Immediate waste cleanup is required. Pet policy violations are subject to a $20 per incident fee.

Safety Guidelines and Prohibited Items

Speed and Transportation

Please observe the 5 MPH speed limit throughout the resort. Non-motorized skateboards, scooters, roller blades, roller skates, and bicycles are permitted when used safely and quietly. Motorized items such as drones, motorbikes, hover boards, and similar motorized recreational items are prohibited.

Prohibited Activities and Items

  • Generator use is not permitted
  • Wood and propane fires are not allowed
  • Fireworks and drones are prohibited
  • Discharging firearms is prohibited
  • Vehicle repairs or washing require prior approval
  • Skateboards, ATVs, and unlicensed vehicles are not permitted
  • Smoking is restricted to your campsite

The use of fireworks, including sparklers, or any other form of explosive or incendiary device, is not permitted under any circumstances. Anyone caught with fireworks may be removed from the property without refund.

Site Maintenance and Modifications

General Maintenance

Please keep your site clutter-free. No stakes in ground are permitted. Sites must be cleaned up of garbage and debris prior to departure.

Overnight temporary structures (easy-ups) are not permitted. Permanent structures require written approval. Our staff may inspect or perform maintenance in sites at any time.

Sewer and Utilities

All sewer hoses must be undamaged, and sewer connections must be tight with a sewer donut around the sewer hose at the point of connection. Sewer hoses must be sloped downward from the RV’s sewer connection to prevent clogging or spillage. Guests are responsible and will be charged for any damages caused by their sewer hookup.

The discharge of any wastewater (septic or grey water) or any other toxic or hazardous material is strictly prohibited. Formaldehyde products or any other tank cleaning chemicals are not permitted.

Visitors and Guest Registration

Guests may have visitors as long as they do not exceed maximum permitted occupancy. Visitors must register at the office and are subject to applicable guest fees if present overnight.

Visitors are required to abide by all resort rules and regulations. Guests are responsible for the behavior of their visitors. Visitors are only permitted on property when registered resort guests are present.

Business Operations and Subleasing

No business or commercial enterprise shall be permitted to operate from or within the resort without prior written consent of management. This restriction does not preclude guests from conducting business on a strictly digital or remote basis where activities do not bring additional traffic or cause nuisance.

Subleasing, selling, transferring, or otherwise granting access to a site, RV, vacation rental, or other unit to a person not registered in the reservation is not permitted without management’s express written approval. Applicable fees may apply.

Fees and Charges

Late Payment and Miscellaneous Fees

For long-term reservations, a late payment charge of %10 will be charged for delinquent accounts after the 3rd day of the beginning of the renewal time period. There will be a $30 fee for any bounced ACH or returned check.

Damage Fees

Light poles: $600. Hookups: $1,600. Additional charges may result for sites requiring additional cleaning. Guests will be charged for any damages caused by improper use of facilities.

Release of Liability

By completing this reservation, Guest, on behalf of Guest and Guest’s family and invitees (collectively, Guest), hereby irrevocably releases Ridgeback RV from and against, and agrees not to sue Ridgeback RV for, all claims and liability for personal injury, death, accidents, property damage, and any other claim arising out of or in connection with Guest’s use or occupancy of the Rental/Property. Further, Guest agrees to defend, indemnify and hold harmless Ridgeback RV from all losses, claims, expenses and demands, including attorneys’ fees, that Ridgeback RV may incur arising out of or in connection with Guest’s use of the Rental/Property. Guest releases Ridgeback RV from any act or omission of Ridgeback RV even if due to Ridgeback RV’s negligence. Guest further agrees to be responsible and liable for the actions and safety of every person in Guest’s group. Ridgeback RV reserves the right to remove any renter, occupant or guest who is required to register under a State sexual offender registration program.

Policy Enforcement

For the safety and comfort of all guests, aggressive pets will be removed from the property. Violations, including noise complaints or property damage, may result in removal without refund or towing at your expense. We may modify these rules or refuse service at our discretion.

We reserve the right to immediately evict any guest, without refund, for failure to comply with these rules. All guests must comply with state and local requirements related to permitted length of stay, use restrictions, and any other applicable laws.

Emergency Procedures

Dial 911 in case of an emergency. Guests must comply with all resort staff instructions during an emergency.
